If you’re a first-time buyer just setting foot on the housing ladder, you may find the whole conveyancing process confusing. In fact, many homeowners who have already bought homes still find it confusing. However, buying your first home should be an exciting time to enjoy with your friends and family. Have your mortgage in place before you find your home

Mortgages can throw a spanner in the works if you don’t already have one when you put an offer in on a house. If you already have one in place, it means that once the offer has been accepted you can get on with legalities much quicker. It’s smart to decide how much you can afford to borrow, secure the agreement and then find the property.


Use estate agents rather than trying to do it alone

You may think it is easier to attempt to find and buy your house without the help of estate agents, especially if you’re trying to save money. However, cutting corners here isn’t always a great idea. A good estate agent will act as a mediator between the buyer and seller, helping keep things calm, advising on unforeseen issues and ensuring a smooth transaction.


Fill in forms promptly and accurately

If you respond quickly to requests for information, your solicitor will be able to assist you in moving on to the next stage as fast as possible. You need to ensure you fill out forms carefully and avoid any mistakes that can use up valuable time being identified and fixed.


Stay on top of the process

The whole conveyancing process has several elements that pull it together and it can be easy to lose track of where you’re at. You should know what stage you’re at and how everything is progressing as it is a complex process. If something seems to be slowing down, you should investigate why and what you can do to help speed things up.

A news items appears in the Daily Telegraph whereby a widower who has been given a life interest in the family home by his Deceased Wife is challenging the limited benefits of that bequest on the basis that he was married to his Wife for a number of years. To the shock and horror of his family he has made a claim for family provision to seek a capital sum from his Wife’s Estate. This is a timely reminder that your last will and testament is definitely not necessarily the case. You need to make provision in your will for those that should be reasonably within your consideration at the time of your death. To effectively deny your surviving spouse gives rise to a claim for at least 50% of the Deceased’s Estate. We are not sure why the family are horrified that their father would make such a claim.

We read with some amusement the recommendation of Martin Lewis to say that a very simple way of mitigating Inheritance Tax is to get married! We are not sure that that dramatic step is the better way of mitigating Inheritance Tax. Our Divorce Department would suggest that it can create as much problems as it solves. The adviser goes on to say that once you have married you can give as much money away as you want without giving rise to a liability for Inheritance Tax. That again is wrong.
