Why you should hire a local solicitor for the conveyancing process

conveyancing

Moving home can be one of the most stressful times in your life. To reduce the stress of the paperwork, you can hire a conveyancing lawyer to navigate the legal process.

A conveyancing lawyer will deal with all the paperwork, coordinate all parties involved, and register with the relevant authorities for you. Without having a solicitor on board, the entire process can take much more longer and be much more stressful. You also risk making errors and filing paperwork incorrectly, which can delay the entire process even more.

There are even more benefits of hiring a conveyancing solicitor who is local to the area where the property is located. Here are a few reasons why:

A local conveyancing lawyer will be more accessible

You can meet them face to face, or simply pop into their office if you have any questions. This helps build a more personal relationship and keeps lines of communication open as you can contact them quickly with any queries. It may also reassure you that your property transaction is in good hands when you meet the lawyer in person.

Local conveyancing solicitors will have a wealth of local knowledge

If the solicitors you are considering have experience working in conveyancing in that area, they’re likely to bring valuable local insights to the process. This is hugely important as it comes with a number of benefits. For instance, the lawyer will know the local estate agents, lenders, authorities and any other relevant professionals that you need to loop into the process.

They will have knowledge of the local property market

For a conveyancing lawyer, knowledge of the property market can often be as valuable as their knowledge of property law. By hiring a lawyer that is local to the area you are looking to buy or sell in, you may receive some beneficial insight. For instance, they will know the local estate agents to work with and will also be able to recommend whether you should get your property surveyed and valued again.

Local conveyancing solicitors can help navigate the entire property transaction process with more ease than a lawyer handling it from afar.

A news items appears in the Daily Telegraph whereby a widower who has been given a life interest in the family home by his Deceased Wife is challenging the limited benefits of that bequest on the basis that he was married to his Wife for a number of years. To the shock and horror of his family he has made a claim for family provision to seek a capital sum from his Wife’s Estate. This is a timely reminder that your last will and testament is definitely not necessarily the case. You need to make provision in your will for those that should be reasonably within your consideration at the time of your death. To effectively deny your surviving spouse gives rise to a claim for at least 50% of the Deceased’s Estate. We are not sure why the family are horrified that their father would make such a claim.

We read with some amusement the recommendation of Martin Lewis to say that a very simple way of mitigating Inheritance Tax is to get married! We are not sure that that dramatic step is the better way of mitigating Inheritance Tax. Our Divorce Department would suggest that it can create as much problems as it solves. The adviser goes on to say that once you have married you can give as much money away as you want without giving rise to a liability for Inheritance Tax. That again is wrong. If you do require advice as to mitigating Inheritance Tax, please contact Mrs. Cotton in our Private Client Department on 01803 299131.
